Home Selling Guide
It's Showtime!
Preparing for "Show Time" by having a plan to follow when selling your home is very important. Everything must be at its best because a showing appointment is your last chance to make a good impression on a prospective buyer. Remember that the prospective buyer will be critiquing your home including its amenities, condition, etc. to determine if it is suitable for him and/or her and more importantly, worth the price that you are asking.
With this in mind, imagine that it is 6:00 pm and your agent just called to make an appointment to show your home in an hour to a prospective buyer. No need to panic, take a deep breath and go though this handy 10 step list of last minute showing preparation tips:

Porch Lights
Turn your porch lights on when showing your home in the evenings.

Interior Lights
If your home is being shown at night or on a gloomy/cloudy day, turn all of the interior room lights on.

Natural Lighting
If your home is being shown during the day keep the drapes and blinds open. Let as much natural light into the rooms as possible.

Background Noise
Turn the television off and have soft music playing on the radio or stereo.

 |
Kids / Pets
If possible, keep the kids and pets outside or in one room of the house.

 |
Flowers
Have flowers and/or fresh greenery throughout the house while your home is on the market.

Candles
Light a few scented candles or simmer a small pan of water on the stove with a teaspoon of vanilla in it. Another option is to use plug-in air fresheners in a few rooms of the house.

Temperature
Keep the temperature of the home at a comfortable setting.

 |
Fireplace
Have the gas logs the fireplace turned on if it's a fall or winter day. If you have a natural fireplace, you might want to keep a supply of instant paper logs on hand for those last minute showings.

Let the agent show your home
Don't interfere with the real estate agent when he or she is showing your home.
